Special Exception (SE)
A Special Exception (SE) is a use that is only permitted within a zoning district when subject to specific conditions. Applications for Special Exception require a site plan showing all proposed improvements. These applications are reviewed to ensure that the proposed use is compatible with surrounding uses and the neighborhood. Many Special Exceptions must also conform to a unique set of requirements defined in the Zoning Ordinance.
Pre-Application Conference: Optional under current Zoning Ordinance. Required under new Zoning Ordinance.
Pre-Application Neighborhood Meeting: Optional under current Zoning Ordinance. Required under new Zoning Ordinance.
Subdivision and Development Review Committee (SDRC): Special Exceptions applications may be referred to the SDRC, at the discretion of the Zoning Section Supervisor or at the request of the applicant.
Decision-Making Body: Special Exceptions are ruled upon by the Zoning Hearing Examiner with recommendation from the Planning Board.

Public Notice Requirement: If Special Exception to be heard by Planning Board, the applicant must send Informational mailings to adjoining property owners, civic associations registered with M-NCPPC, and municipalities and any persons of record. Sign posting required 30 days prior to a scheduled hearing.
